Energy Asset Management

We establish an organized view of the facility's energy-related assets — type, manufacturer, model, age, capacity, operating characteristics, condition, performance, maintenance considerations, expected lifecycle, and available alternatives.

The objective is not simply an equipment inventory. It is an understanding of the economic and operational position of the asset base.

Performance & Baseline

We establish a defensible understanding of current performance using utility bills, metering, equipment data, building management systems, sensors, operating schedules, production, occupancy, and weather.

The original economic baseline remains an important reference for future verification.

Modernization Opportunity Analysis

We evaluate opportunities across the building rather than treating each technology as an isolated project — controls and software, HVAC, motors and drives, compressors, pumps, lighting, electrical systems, building envelope, solar, storage, demand management, industrial processes, and operational practices.

Economic & Asset Analysis

Not every technically attractive opportunity is a good investment. We consider capital cost, savings, ROI, cost of capital, financing, lifecycle, reliability, risk, timing, operational impact, and long-term capital requirements.

Where appropriate, ModSystems provides technical and economic information to the owner's accounting, finance, valuation, or asset-management professionals — we do not replace those professionals.

Technology & Market Intelligence

The technology available to a building today may be different from what was available when its existing equipment was installed. The question is not what is the newest technology — it is whether available technology has changed the economic case for this asset.

Modernization Roadmaps

We translate individual opportunities into a longer-term strategy: what should change, why, when, expected performance and economics, dependencies, capital requirements, financing, implementation, and verification requirements.

Implementation & Financing

When a modernization opportunity is ready to move forward, ModSystems can coordinate with qualified implementation, financing, and energy-service partners. Where appropriate, projects may eventually be structured around performance-based agreements.

Measurement & Verification

Modernization does not end when equipment is installed. We evaluate whether the expected result was achieved and incorporate it into the continuing modernization record, following recognized M&V practices including IPMVP principles where appropriate.

Continuous Modernization Management

The final question is always: what happens next?
